It is no secret that when real estate agents start focusing on listings, they can better control their real estate careers. Paying attention to home sellers has many benefits.

Interestingly, listing agents can control their time better than a buyer’s agent.

Statistics have shown that it takes fewer hours to list and sell a property than working with a buyer. As a buyer’s agent, you need to be available when your buyers are available. That is more often than not evenings and weekends. In the current real estate market, a buyer’s agent needs to move quickly to get their buyers into a property when it hits the market. When representing the seller, you do not need to be as reactive as the buyer’s agent.

The toll of being in a constant state of reactivity can be significant. It can affect your family, friendships, social life, mindset, and health. Of course, this won’t prevent you from getting an offer you will need to present to your seller at an inconvenient time, but that is usually a tolerable inconvenience.

When you are the listing agent, you will pick up buyers from internet leads or sign calls.

When buyers see a property that piques their interest, they are likely to contact the listing agent for more information. If you vet the call thoroughly, you will determine if the buyer already works with an agent. Unattached buyers may not be interested in the home they called about, but they may be willing to work with you to find the right home. 

You also have the possibility of picking up both buyers and sellers at an open house held at the home you have listed. Curious neighbors may be an opportunity for you to list another home in the neighborhood. Buyers who a buyer’s agent does not already represent may also attend the open house. When you connect with people to understand their needs and goals, you have a great chance of working with them.

You have an increased income potential when focusing on listings.

The probability of earning a commission is higher with a listing than with a buyer. Sellers are less likely to “test” the waters than a buyer. When they go through the effort to prepare their home, put up with the inconvenience of keeping the house clean, and leave for showings, that is a good indication they are ready to sell.

And lastly, when you are focusing on listings, you are increasing your name recognition.

Your marketing efforts, including the sign in the yard, should have your name and contact information. I know a real estate agent who had one listing at the time on a busy street. When she ran into people she knew, they would say, “I see your name everywhere.” They only saw her name in one place, but they saw it multiple times.
