47% of real estate businesses reported using social media resulted in higher quality real estate leads than any other source, according to a National Association of Realtors study. It seems to me that time spent on social media engagement will be time well spent. Don’t miss out on this opportunity!

Engagement is a social media term that simply means connecting with people.

Shares, likes, and comments measure engagement. Commenting on your followers’ news feeds is also considered engagement.

You need to post and respond to the followers who take the time to comment and share your information. The content you share needs to be appealing to your target audience to encourage them to like, comment, and share. Your participation in the conversations is vital. It allows followers to get to know you.

Depending on the platform you are utilizing, Facebook, Instagram, Twitter, etc., you should be posting a minimum of 3-4 times per week to help you generate real estate leads.

It is also important to change the types of posts. For example, don’t post all houses all the time. Instead, take this opportunity to show your audience what is important to you. Use a variety of business and personal posts to allow followers to get to know you.

  7. Create polls, challenges, or surveys.

  10. Market updates

Share the life of a real estate agent in your messaging. For example, an agent known for selling luxury homes and new construction created a video of her driving down a dirt back road to look at land for a developer. She titled it “The Glamorous Life of Real Estate” and posted it to her Facebook account. That post generated a lot of likes and comments. It was successful because it gave her followers a peek into her real estate life and disproved what most people thought she did all day…look at beautiful homes and go to lunch!

Questions are also an excellent way to encourage engagement.

Get creative with your questions, but make them easy to answer quickly. An example would be, do you prefer vacationing on a lake or at the ocean? You can create a branded graphic to catch the reader’s attention. 

As mentioned previously, engagement includes commenting on your connections posts as well. You can set up lists in your Facebook friends to easily find their posts to save you time.

Real estate professionals are focused on building relationships. Repeat business and referrals from satisfied clients should be your goal to obtain organic real estate leads. By connecting with your clients on social media, you can strengthen your relationships. 

You can increase your social media engagement by:
  1. Analyze past posts and see what types are liked and commented on more.
  2. Take the time to learn what topics interest your target audience.
  3. Create valuable content and make it shareable.
  4. Respond to questions, direct messages, mentions, and comments quickly.
  5. Include your personal side as well as business.

Successful real estate agents know it is essential to nurture relationships with potential and past clients to increase organic real estate leads.
